The office is located at 185 East 85th Street between Lexington and Third Avenues; a block and a half walk from the 4,5,6 Subway stop at 86th Street. There is a private street entrance (no doorman) for the professional spaces located on the first and second floors. This office is on the second floor. There is NO elevator so wheelchair clients/patients are not easily accommodated. Patients with canes and walkers have been able to access the office in the past without difficulty. The incoming tenant will have his/her own private, unfurnished room (approximately 12' x 8') with 24 hour/7 day access. There is also an option to additionally rent the larger second room for Fridays through Sundays full-time. There is a clean, shared half bath within the office layout as well as private closet space and locked storage space in the private, cheerful and clean hallway. There are two total offices in the suite and only two professionals. The office has a large window facing south over the trees and building drive. It is sunny, quiet and pleasant. There is a built-in desk and shelf for computer and electronics. The incoming subtenant may bring whatever furniture they deem appropriate for their work environment and have or paint the room whatever color they choose. The rent includes all utilities, central air conditioning, Wi-Fi, a landline telephone, and cleaning service. The incoming tenant would be covered for slip and fall under the existing tenants insurance coverage, but the incoming tenant would need to provide his/her own malpractice insurance coverage.
