Hillside hunting parcel south of Montour Falls
If you enjoy the challenge of hunting mountain bucks and bears this is the parcel for you. Taking advantage of a large tract of unbroken forested land this unique hillside tract is prime for those who don't mind a little elevation added to their hunt. Rising from Rt 224 the parcel takes an abrupt climb and then levels to more easily traveled elevations. A series of logging roads zig-zag the ascent and aid in both mellowing the climb while offering excellent bedding opportunities for deer among the thickly-grown underbrush. Small game is also abundant including squirrels and grouse. The area is known for having produced some truly noteworthy critters of both the buck and bear variety as they take advantage of the prime hillside bedding that leads way to the various crop fields in the valley below. A wide variety of tree species populate the acreage with oak and maple occupying the majority of the expanse. Above this parcel is a large tract of land held by Cornell University that has the opportunity to act as a large sanctuary and making this modest tract hunt larger than it actually is. A small travel trailer current resides within a small level landing along 224 that could make for a potential building site with some utilities available at the street. The trailer could be assumed as a part of the transaction, but the title must be secured first. The current owner has transplanted several hundred black walnut trees in an effort to further populate the forest. All Oil, Gas, Mineral and Timber rights convey.
