Fencing: Internal barbed wire fencing divides the Ranch into 10 pastures for rotation of the cattle. Other than approximately 7150 feet of external high fence on the South part of the Ranch and approximately 4825 feet of hog wire fence on the South and portion of the Western side of the Ranch, the primary external and all internal fencing is traditional barbed wire. All in good shape. Grasses: The primary grasses for the cattle are all native grasses including Coastal Bermuda and limited planting of Tifton 85. Weed control consists primarily of aggressive mowing. Here is another unique feature of the ranch, the fertilizer used in the hay fields and grazing pastures is primarily chicken manure and chicken parts. As a result the grasses are amazing and in the springtime it is wildflower heaven. Water: Sunset Hill Ranch is located in the Carrizo Wilcox aquifer and the Queen City aquifer (an abundance of this asset). There are 10 Carrizo wells located strategically throughout the Ranch, drilled to about 400 feet and producing over 100 gallons/minute from about 150 feet via 5 hp pumps.. All 10 Carrizo wells are registered with the Gonzales County Underground Water District and qualify for the Mitigation Program. 1 Queen City aquifer well. 18 ponds of varying sizes with 10 of the ponds having pipelines from water wells to maintain water levels during drought periods. 2 wet weather creeks, Burroughs Creek and Foster Creek, which both traverse the Ranch. Wildlife: The wildlife on the Ranch includes whitetail deer, turkey, feral hogs, coyotes, fox, dove, ducks and other typical small wildlife. Hunting: Sunset Hill Ranch is a member of the Belmont Wildlife Association, and participates in the Texas Parks and Wildlife Managed Lands Deer Program. Total deer harvest ranges from 15 to 18 each year. The Ranch is essentially low fenced, except for limited high fencing on the South side of the Ranch. There are 4 Atascosa 5x5 blinds about 12 feet high, one 5x5 portable blind and 6 stand and fill feeders. Minerals: All minerals and royalties on the 1,116 acres are owned by the Seller except for a 3/16 interest in about 100 acres and no minerals on a 10 acre tract located in the SW Corner. There are no current leases. - ALL minerals, royalties and water rights will convey with an acceptable offer.
