St. Francis Xavier Church: Tract 2 Totaling 320 acres more or less, this parcel should interest cattle producers as well as a buyer looking for a larger parcel to build a home on or set up headquarters for a cattle operation due to proximity of utilities. There's approximately 200 acres of fenced pasture currently being used for grazing purposes which includes the entirety of the east half of the property plus a contiguous parcel on the west side. Grasses in the pastured portions are a mix of native and tame grasses but the overwhelming majority are native varieties including Big Bluestem and Indian Grass. There is a presence of Sericea Lespedza on this tract. Boundary fences on the pastured portions are mostly four and five strand barbed wire rated from adequate to excellent. There are entrances on three sides of the pasture that have high-quality pipe gates. The west portion of the pasture has a good pond and there are two additional ponds in the southern portion. The expired CRP portions located in the northwest and southwest quadrants of this tract feature robust stands of native grasses dominated by Big Bluestem. Soils in these areas are mostly Kenoma Silt Loam with some Woodson and Summit varieties as well.
