Approximately 8± acres are Upland and considered buildable and approximately 4± acres are deemed Wetlands. A creek runs through the southern half of the property. The US Fish and Wildlife Service National Wetlands Inventory Wetlands Mapper identified this area as a freshwater forested wetland that is semiâ€permanently flooded. Flood insurance is required. The site is gently sloping. Other than the previously discussed wetlands, the topography does not result in any particular development limitations. The subject property has a barn located within the northâ€central portion. The barn is considered an accessory use structure, typical of rural/agricultural properties. The barn appears to be in fair condition. Public Water and Electricity Utilities are available, but sewer is Private Septic. The existence of septic on site in not evident or confirmed. During our site inspection, and based on GIS parcel outlines, it appears that there is a driveway which provides connectivity for the parcel to the northwest that encroaches upon the very northernmost portion of the subject. Although the parcel which is served by the driveway is "landlocked", according to the Escambia County Property Appraiser, it is under common owner with the parcel to the north which does have legal access to Rocky Branch Road. Based upon a review of the deed, there do not appear to be any easements, encroachments, or restrictions that would adversely affect value.
