PROPERTY: The West Monroe Tract is a 611 +/- acre timberland asset located in the Town of West Monroe in Oswego County, New York State. The property is one of the 17 tracts originally assembled to establish and grow high value hardwood forest products. The asset is highly stocked with valuable sawtimber and veneer hardwood stems poised to provide immediate cash returns. INVESTMENT: For decades, the tract has been professionally managed with a primary focus on quality hardwood timber. A 2014 timber inventory completed by an independent forestry firm demonstrates a highly stocked forest. The inventory estimates a total of 3.247 million board feet or 5.31 MBF per acre (International). The forest is dominated by hardwood timber with a species composition favoring highly sought after species of soft maple (34%), hard maple (17%), yellow birch (11%), and black cherry (9%). The region is steeped in timber production history with over 25 sawmills within travel distance to the ownership. Competition for the forest products also comes from across the Canadian Border within 90 miles to the north. LOCATION: o access the tract, take exit 32 off NYS Route 81 and travel easterly on Route 49 approximately 2 miles to County Route 11.
