Located just Northeast of Westerville, NE lies two bordering parcels of mostly native grass land, totaling 645 +/- acres. FSA and Assessor shows 102 +/- acres of dryland crop ground. This pasture is very well maintained and ready for its next owner!~LAND~The dryland crop ground is very flat and easy to access. The pasture is made up primarily of rolling hills with some rougher terrain toward the North boundary. The soil is comprised of various types of silt loams with the majority of the land being coly silt loam with 11 to 17 percent slope at approximately 28% of the land. Uly-Coly silt loam at 17 to 30 percent slope makes up 22% of the land. See soil report for more information. The pasture and barb-wire fence has been very well maintained. There is very little cedar trees found in the pasture and they are most prevalent in the North parcel along the boundary lines in the steeper slopes.~IMPROVEMENTS~There are three domestic wells located on the property. The fence is 4-5 lines of barb wire and the wire and posts are in great condition for the majority of the property. There is a semi-trailer located near the pens at the old homesite that will stay and can be continued to be used for storage purposes.~RECREATION~Hunting can be found on the property in the form of whitetail deer and turkey to name the most prevalent. The current owner also has a shooting range set up near the gas powered well.~AGRICULTURE~Program year for 2021 from FSA shows 580.29 acres of Native Grass, 60.31 acres of Prairie Grass, and 27.39 acres of Spring Oats planted. FSA does also show 9.30 base acres for wheat and 74.80 base acres for corn.~WATER/MINERAL RIGHTS/NATURAL RESOURCES~There are three domestic wells located on the property. The solar powered well is the only registered well: G-163371. See documents and interactive map for print out of well information. The electric well is located by the old homesite and is marked on the map. The last well is located in the North parcel on the West side of the boundary and is powered by a gas motor. According to the current lessee, this well may need some repairs. There are several water dugouts found on the property offering natural water sources for cattle.~GENERAL OPERATIONS DESCRIPTION~The pasture and farm ground are currently being leased to two separate individuals, each with a year to year lease that will cease with sale of the property. According to the seller, both individuals are interested in continuing to lease the ground from the new owner.
