Scenic Sugar Bush

This is an excellent opportunity to own a diverse property within the beautiful rural landscape of Washington County.  The Scenic Sugar Bush property is 80.74 acres of mixed hardwood and softwood forest, including an active sugar bush hosting ~3,000 taps, with an estimated 800 more available. In addition to maple syrup production, the property offers spectacular views.  From the frontage on State Route 149, the property gains 100 feet of elevation to a height of land that yields breathtaking vistas to the east of the Green Mountains in Vermont.  Selective tree cutting could expand upon these Sugar Bush is accessed by a 50-foot-wide strip of fee land (not a right-of-way) from Route 149 that is easily traversed by any vehicle.  Adjacent landowners along this 50-foot strip have rights of access to their respective properties.  There is electric service available roadside on State Route 149.  In addition, there is a residential electric right-of-way through the southwest corner of the property that could also provide electric service. The property is under Real Property Tax Law 480a, which offers very low taxes in return for proper, long-term forest management.  There is a perennial creek along the western boundary that meanders through the property for over 1,600 feet. The property also has 2 vernal pools, which offer breeding grounds for invertebrates, amphibians, and reptiles, and that also serve as water sources for thirsty wildlife. A snowmobile trail passes through Scenic Sugar Bush from Rt 149, heading west towards Lee Road.  This trail, C4D, which is maintained by the Granville Border Riders Snowmobile Club, offers direct access to miles of trail riding in NY and into Vermont.  The Snowmobile Club and the Landowner have worked in tandem to route the main sap lines through culverts, in order to accommodate both snowmobiling and the sugar bush operation. There are abundant outdoor activities within easy striking distance.  The Indian and Mettawee Rivers, which have public access and are stocked annually with trout, are nearly within walking distance from the property.  There are NY State Forests and Wildlife Management Areas scattered throughout Washington County, in addition to abundant recreational opportunities just over the border in Vermont (~1 mile to the east) on State and Federal lands. The 6 million-acre Adirondack Park, as well as publicly-accessible Lake George and Lake Champlain, are also just a short drive away. Scenic Sugar Bush is only 2 miles from the Village of Granville, where all of the immediate necessities can be found.  It is ~30 minutes from Glens Falls and under an hour from Saratoga Springs, which both offer additional opportunities for services, shopping, and entertainment.
