A My State MLS member recently got a challenge from broker Dawn Pfaff two weeks ago - Get 200 listings in 30 days.
The member's reaction, "No way! Not in this market. Probably not in any market - at any time."
What the member didn't know was that it was a trick question. She was thinking about it like most brokers and agents think about it - an Exclusive Right to Sell (ER) listing contract.
Of course, an ER is the ideal listing agreement; however, in a market where there is historically low inventory and a surge in competition from 100,000 new real estate agents nationwide, how could the member meet the challenge?
Is Dawn crazy?
Dawn showed the member how to do the whole process with a combination of My State MLS - our nationwide multiple listing service, our featured product Open Listing Advertisements, and social media. It's a common practice in New York but with My State MLS, you can do it anywhere in the country.
An Open Listing Advertising Agreement is used under which the listing broker acts as the agent or as the legally recognized non-agency representative of the seller, and the seller agrees to pay a commission to the listing broker only if the property is sold through the efforts of the listing broker.
You can find potential open listings at new construction developments, rental complexes, from For Sale by Owners, and expired listings.
Get the property managers, new home construction sales managers, or owners to agree to an Open Listing and you're on your way. My State MLS allows you to include Open Listings within the multiple listing service and share the listings.
"I got 73 Open Listings in the first 4 days," said the member. "And the rest since then. I'm going for 300 in 30 days at this rate. They're mostly listings for more than a million dollars each."
She entered them into My State MLS and shared them to be syndicated right from the My State MLS listing screen, and then including the listings boosted on social media. The results so far are 28 buyer leads with names, phone numbers, and email addresses. Three are now active buyer clients with the My State MLS member.
Each of these listings are paying 5% - 7% commission.
